Effective March 1, 2022 all guest, family pass holders and prospective buyers signing in must provide proof of current vehicle insurance coverage for entry.
Reminders for the upcoming holiday weekends.
Holiday guest passes are $25.00 a car and must have valid plates and proof of current insurance.
Remember you cannot bring in any type of equipment or have any deliveries (rock, sheds, cabins, carports, etc.) Friday through Monday.
We do not issue prospective buyer's passes on holiday weekends so please plan your trip to Woodland to look at lots at another time.
Please be prepared by having your cards/stickers/toys all up to date. If you need to update your cards or register new items, the office will be open extended hours on Friday. We will be open until 7 p.m. on that day.
If you are getting a vehicle sticker you will need to bring in the current registration and your current insurance card.
If you need to update a toy sticker (it previously had a sticker) you will only need to bring in proof of insurance. If you have purchased a new toy, you will need to either bring in a title, registration, dealership bill of sale or a notarized bill of sale. All forms of proof of ownership have to have the V.I.N. on them. You will also need a current insurance card. The stickers are currently $10.00 and expire on September 30, 2025.
AND PLEASE DO NOT PARK ON THE HELIPAD. It is for emergencies only and if someone parks there and we have an emergency it can cause delays in helping someone in need.
We have had some questions from owners wanting to know how their assessments are broken out.
Lot #1 - If you purchased your lot after 2013 your total assessment on this lot would be $318.50. That breakout is: $273.00 into the Operating account, $12. into the Road Paving account, $5.00 into the Road account, $3.00 into the Fish account, $20.00 into the Electric account, $1.00 into the Community Center account and $4.50 to the electronic security account.
Lot #1 - If you purchased your lot before 2012 OR if you own more than one lot labeled #1. Your assessments are $298.50. The breakout is the same as above except there is no $20.00 to the Electric account.
Lot #2+ - If you own more than one lot, and the same names are on all of the lots, your assessment would be $113.00 on each of those additional lots. The breakout for that amount is: $105.00 into the Operating account, $5.00 into the Road account and $3.00 into the Fish account.
All assessments are due on September 1st of each year. We give you the entire month of September to get them paid. If they are not paid by October 1st, interest will accrue and you will not have vehicular access until they are paid.

At the meeting on Saturday, August 12th concerns were made regarding the drop off by the small pavilion. The maintenance department put rock down on Monday to correct the issue until a more permanent repair can be made.

We have had some comments about when & how the owners were notified about the 2014 DNR ruling. The 2014 letter from the DNR has never been a secret and the information wasn't withheld from the property owners.
Fact #1 - We received the letter on November 21, 2014
Fact #2 - We mailed a letter to all owners who had a camping cabin or storage shed on their property on January 17, 2015.
Fact #3 - In the 2015 Spring Newsletter, Article XXVI was on the ballot to be deleted. Here is the wording from the newsletter, "This amendment will be deleted in its entirety because of the MO DNR state law ruling. Failure to approve the deletion of this amendment will require the board to refuse/reject any requests for combination of lots. See related article."
Fact #4 - An article was placed in the 2015 Spring Newsletter notifying the owners of the DNR ruling and where to obtain a copy of the whole document if they wanted one.
Fact #5 - If you were told prior to the November ruling that you could combine lots, it was the appropriate answer at that time, but you were NOT told that after the DNR made their ruling.
Due to the hot temperatures and dry conditions, we are asking everyone to be extremely cautious with fires. If you have a small campfire, please make sure it is completely extinguished before you walk away from it. Open burning of leaves & brush should be put on hold until we have better conditions.
